1. No purchase necessary

   NO PURCHASE OR PAYMENT OF ANY KIND IS NECESSARY TO ENTER OR WIN. A purchase, real estate transaction, listing agreement, buyer representation agreement, loan, title service, escrow service, or other settlement service will not improve your chances of winning. Void where prohibited by law.

   Entry does not require you to list, buy, or sell property, sign any agreement with the Sponsor, or use the Sponsor's services or those of any affiliated provider.

2. Sponsor

   The Sponsor of this promotion is Ray Fernandez / NextMove Real Estate, 1439 W Whittier Blvd, La Habra, CA 90631. California DRE License #01895143.

3. Eligibility

   Open only to legal residents of Orange County, California or Los Angeles County, California who are eighteen (18) years of age or older at the time of entry.

   Employees, agents, and independent contractors of NextMove Real Estate, along with immediate family members of Ray Fernandez and NextMove Real Estate personnel, are not eligible to enter.

4. Real estate professionals are not eligible

   Real estate industry professionals are not eligible to participate. This includes, but is not limited to, licensed real estate brokers and salespersons/REALTORS®, mortgage brokers, loan officers, appraisers, escrow officers, title representatives, and employees or independent contractors of real estate brokerages, mortgage companies, escrow companies, title companies, or appraisal companies.

5. Entry deadline

   Entries will stop being accepted immediately after Ray Fernandez officially closes his 497th listed and sold home. No entry submitted after #497 has closed will be eligible. The submission timestamp recorded by the Sponsor's website or CRM will determine whether an entry was received before the deadline.

6. How to enter

   Complete the official Race to 500 entry form at nextmoveca.com/500v2 and provide your first and last name, valid email address, valid phone number, and one guess for the exact calendar date on which Ray's 500th listed and sold home will close escrow.

   Limit one (1) entry per person. If multiple entries are submitted by the same person, only the first valid entry will be accepted. Entries submitted by robotic, automated, programmed, or fraudulent means are void.

7. Guesses are final

   Once submitted, your guessed date is final and may not be changed, replaced, updated, or resubmitted.

8. What counts as the milestone

   The milestone is Ray Fernandez's 500th home listed and sold. For purposes of this promotion, a qualifying home is a property listed for sale by Ray Fernandez that successfully closes escrow as a completed sale.

   Buyer-side transactions that were not listed by Ray Fernandez do not count toward this milestone. Listings that cancel, expire, withdraw, fall out of escrow, or otherwise do not close do not count.

   The "Winning Date" is the official closing date of the 500th qualifying listed-and-sold home, as confirmed by escrow, the final closing statement, and/or the recorded transfer. Sponsor records will be used to identify the milestone transaction and Winning Date, subject to applicable law.

9. $5,000 exact-date prize

   Each eligible entrant whose guessed date exactly matches the Winning Date will be a winner of the Race to 500 grand prize.

   The total grand-prize pool is $5,000 cash. If only one eligible entrant guesses the exact Winning Date, that entrant will receive the full $5,000 prize. If more than one eligible entrant guesses the exact Winning Date, the $5,000 prize will be divided equally among all eligible exact-date winners.

10. If nobody guesses the exact date

    If no eligible entrant correctly guesses the exact Winning Date, the eligible entrant whose guessed date is closest in calendar days to the actual Winning Date, whether before or after that date, will receive a $1,000 cash prize.

    If two or more eligible entrants are equally close to the Winning Date, the $1,000 prize will be divided equally among those tied eligible entrants.

11. Winner verification and notification

    Potential winners will be contacted using the email address and/or phone number provided with their entry after the Winning Date has been confirmed.

    A potential winner must respond within seven (7) days of first notification and may be required to verify identity, age, Orange County or Los Angeles County residency, and eligibility under these Official Rules. Failure to respond or provide requested verification may result in disqualification.

12. Taxes

    All federal, state, and local taxes associated with any prize are the sole responsibility of the winner.

    A winner may be required to complete and return an IRS Form W-9 before payment of the prize. When required by law, the Sponsor will issue the applicable tax information form, including IRS Form 1099-MISC.

13. No obligation and no referral compensation

    Participation in this promotion creates no agency relationship, listing agreement, buyer representation agreement, or other real estate relationship between an entrant and the Sponsor.

    No entrant is required to use the Sponsor's services, or the services of any lender, title company, escrow company, home warranty provider, inspector, or other settlement service provider, in order to enter or win. No portion of any prize is offered or paid in exchange for the referral of settlement-service business.

14. Privacy and communications

    Information submitted with an entry is collected by the Sponsor and handled in accordance with the Sponsor's Privacy Policy at nextmoveca.com/privacy.

    Entering does not require consent to receive marketing text messages. Marketing texts are sent only to entrants who separately opt in to receive them. Consent to receive marketing communications is not a condition of entry, winning, or purchasing anything. Message and data rates may apply. Reply STOP to opt out of text messages.

15. Platform release

    This promotion is not sponsored, endorsed, administered by, or associated with Meta Platforms, Inc., Facebook, Instagram, Google LLC, YouTube, or any other social media platform used to promote the contest. Any questions, comments, or complaints regarding the promotion should be directed to the Sponsor.

16. Invalid entries and administration

    The Sponsor reserves the right to disqualify duplicate, automated, fraudulent, manipulated, incomplete, or otherwise invalid entries, or any entrant who attempts to interfere with the fair administration of the promotion.

    The Sponsor is not responsible for entries that are late, lost, misdirected, incomplete, corrupted, or not received because of technical malfunction, internet interruption, website error, or other circumstances beyond the Sponsor's reasonable control.

    The Sponsor may suspend, modify, or cancel the promotion if fraud, technical failure, or another circumstance beyond the Sponsor's reasonable control materially impairs the integrity or proper operation of the contest, subject to applicable law.

17. Publicity

    Except where prohibited by law, acceptance of a prize constitutes permission for the Sponsor to announce the winner's first name, last initial, and city of residence in connection with the promotion. Use of a winner's photograph or likeness will require separate consent where required.

18. Governing law

    These Official Rules are governed by the laws of the State of California, without regard to conflict-of-law principles. Any dispute relating to this promotion will be handled in accordance with applicable California and federal law.

19. General conditions

    Void where prohibited by law. Sponsor decisions regarding eligibility, the official milestone transaction, the Winning Date, and prize determination are final, subject to applicable law.
