1. No purchase necessary

   NO PURCHASE OR PAYMENT OF ANY KIND IS NECESSARY TO ENTER OR WIN. A purchase, or the use of any real estate, mortgage, title, escrow, or other settlement service, will not improve your chances of winning. Void where prohibited by law.

   Entry does not require you to list, buy, or sell property, to sign any agreement with the Sponsor, or to use the Sponsor's services or those of any affiliated provider.

2. Platform release

   This promotion is in no way sponsored, endorsed, administered by, or associated with Meta Platforms, Inc., Facebook, Instagram, Google LLC, or YouTube. You release those companies completely in connection with this promotion. Any questions, comments, or complaints must be directed to the Sponsor, not to any platform.

3. Sponsor

   The Sponsor of this promotion is Ray Fernandez, an individual, 1439 W Whittier Blvd, La Habra, CA 90631. California DRE License #01895143.

4. Eligibility

   Open to legal residents of the fifty (50) United States and the District of Columbia who are eighteen (18) years of age or older at the time of entry. Employees of the Sponsor, his brokerage, its affiliated agents and staff, and their immediate family members and household members are not eligible. Void where prohibited or restricted by law.

   No entry will be accepted from any person acting on behalf of a business or automated system.

5. Entry period

   The Entry Period begins on August 16, 2026 and ends at 11:59 p.m. Pacific Time on the date the Sponsor's 497th qualifying closing is recorded.

   The Sponsor will post notice of the entry close on the promotion page. Entries submitted after the Entry Period ends will not be eligible.

6. How to enter

   Complete the entry form at nextmoveca.com/500v2 with your name, email address, and your single guess of the calendar date on which the Winning Transaction will close.

   Limit one (1) entry per person and per email address. Duplicate entries will be disqualified. Entries submitted by robotic, automated, or programmed means are void. Providing a phone number is optional and is not required to enter or to win.

7. What counts as the milestone

   The "Winning Transaction" is the 500th residential real estate transaction closed by Ray Fernandez, counted cumulatively over his career. A transaction counts whether the Sponsor represented the seller or the buyer; listing side and buyer side are counted equally, and each closed transaction counts once.

   The "Winning Date" is the date that transaction officially closes as reflected in the recorded county deed or the final closing statement. The Sponsor's records, and the recorded closing date, are final and binding on all matters relating to this promotion. Transactions that fall out of escrow, cancel, or rescind do not count toward the milestone.

8. Winner determination and tie-breaker

   The winner is the eligible entrant whose guessed date exactly matches the Winning Date. If no entrant guesses the exact date, the winner is the eligible entrant whose guess is closest to the Winning Date, measured in calendar days, in either direction.

   Tie-breaker: if two or more eligible entrants are tied, the entry received first, by the Sponsor's server timestamp, wins.

9. Prize

   One (1) prize in the form of a gift card with an approximate retail value of $500 USD.

   Odds of winning depend on the number of eligible entries received and on the accuracy of the guesses submitted. The prize is not transferable and no substitution is permitted, except by the Sponsor, who reserves the right to substitute a prize of equal or greater value if the stated prize becomes unavailable.

10. Taxes

    All federal, state, and local taxes on the prize are the sole responsibility of the winner.

    If the prize value is $600 or more, the winner must complete and return an IRS Form W-9 before the prize is released, and the Sponsor will issue an IRS Form 1099-MISC. Failure to return a completed W-9 within the claim period forfeits the prize.

11. Winner notification and claim

    The winner will be notified by email and, if provided, by phone, within ten (10) business days after the Winning Date is confirmed.

    The winner must respond and complete any required documents — including an affidavit of eligibility, a liability release, and where lawful a publicity release, plus a W-9 if applicable — within fourteen (14) days of first notification. If the winner cannot be reached, is ineligible, or fails to return the documents in time, the prize is forfeited and the Sponsor may select an alternate winner using the same method.

12. No obligation, and no referral compensation

    Participation in this promotion creates no agency relationship, no listing agreement, and no buyer representation agreement between any entrant and the Sponsor.

    No entrant is required to use the Sponsor's services, or the services of any lender, title company, escrow company, home warranty provider, inspector, or other settlement service provider, in order to enter or to win. No portion of this prize is offered or paid in exchange for the referral of settlement service business.

13. Publicity

    Except where prohibited, acceptance of the prize constitutes the winner's consent for the Sponsor to publish the winner's first name, last initial, and city of residence in connection with this promotion, without further compensation. Use of a photograph or likeness requires the winner's separate written consent.

14. Privacy and communications

    Information submitted with an entry is collected by the Sponsor and handled per the Sponsor's Privacy Policy, posted at nextmoveca.com/privacy.

    Entering does not sign you up for text messages. Marketing texts are sent only to entrants who separately check the SMS consent box on the entry form. Consent to receive texts is not a condition of entry, of winning, or of purchasing anything. Message and data rates may apply. Reply STOP to opt out, HELP for help.

    You may request removal from the Sponsor's marketing lists at any time by replying STOP to a text, using the unsubscribe link in any email, or contacting the Sponsor at the address in Section 3.

15. Limitation of liability

    By entering, you release and hold harmless the Sponsor, his brokerage, and their respective owners, agents, employees, and representatives from any liability for any loss, harm, damage, cost, or expense arising out of participation in this promotion or the acceptance, use, or misuse of the prize.

    The Sponsor is not responsible for entries that are late, lost, misdirected, incomplete, garbled, or not received for any reason, or for any technical malfunction of any network, server, or form provider.

    The Sponsor reserves the right to cancel, suspend, or modify this promotion if fraud, technical failure, or any other factor beyond the Sponsor's reasonable control impairs its integrity or proper functioning. In that event the Sponsor will award the prize among eligible entries received before the impairment occurred.

16. Governing law

    These Rules are governed by the laws of the State of California, without regard to conflict of law principles. Any dispute will be resolved in the state or federal courts located in Orange County, California.

17. Winners list

    For the name of the winner, send a self-addressed stamped envelope to: Race to 500 Winner Request, NextMove Real Estate, 1439 W Whittier Blvd, La Habra, CA 90631, within ninety (90) days of the Winning Date.
